For me if it was a choice of him gone or some money I would want him gone but I wouldn't just roll over and give it all back.I think it's pretty clear that the break-ins are a result of his lifestyle.

If I roughly doubled the numbers above that would give her the flexibility to stay where she is, quit altogether or take a position that she thinks would be more fulfilling even if it involves a major paycut.Note this isn't as much the goals as it is getting to the point of just playing with the "house money" to build a better lifestyle rather than just being able to replace current living conditions.

stoney, i recommend going to a couple REI clubs on their free night: the rich club which is off hwy 290 and lu (lifestyles unlimited). go on the free intro nights and take a pen and paper. take copious notes and ask questions and get business cards and pamplets. then at the end of each seminar, leave quickly because they will try to sell you very expensive memberships which will not help you anymore than getting free information here on biggerpockets. i have done this many times and have numerous notes, information, phone numbers and business cards that i use in my rei.

I'm living in one of my half-done rehabs at the moment (long story), but even after all these years of being in real estate, it's refreshing to be reminded that I'm not the only one who sometimes makes uncomfortable lifestyle changes, with the end goal in mind.Newbies can learn a lot from the more experienced investors here on BP, but I think everyone can really benefit from the Newbies' posts, being reminded of why we first started it all.
