I also have geologist friends in the field and considered throwing them some cash and letting them do their thing, but drilling can cost millions and wouldn’t provide diversification, so i am not on that level.For mining operations, the only one I could find was Klondike Strike by Red Cloud.

I put all of their names on 1 lease, though give them the option to pay their portion separately, always take 1.5 months security because college students love banging counter tops, throwing beer bottles, and tossing each other into walls after 2 shots of gin.Students typically get their refund check end Sept-ish, I give them an option to pay Fall semester Sept-Dec (4 months) and spring semester Jan- May (5 Months) up front, with no discount.

We have two multi-family there, cashing flowing $1-2K per month, and we do believe there will be big appreciation growth in N Hollywood due to the NOHO projects.I believe there are still some good deals out there but you just have to keep looking, do the calculations, throw your offers in, negotiate the best price, and work on the building and tenants (well, there is rent control here).
