IE if you are wanting to wholesale which I don;t reco today, its too hard, you want a list of high equity owners BUT BUT the value is in figuring out a source of stress, a reason why the owner is on the virge of wanting to sell. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

When I do it for me and my clients, we go very conservative to give better expectations of the transition process, than if it goes better, great!

In that case expect to give up around 90% of the ownership interets as well

These days, I'm only doing 1-yr prepay DSCR loans anyway because I expect rates to go down to where I'd want to refinance within 2 years.The other thing I did was beef up the monthly rent so that I could better qualify for the DSCR loan (but you need to use a lender that uses actual rents instead of market rents). 

That is to be expected and it usually falls within the acceptable rate at the time.

It could be real and if so, you acted on it when you knew about it so I don't know how anything else could be expected, but liability is a different story.

The hold time is 1-4 years but expected to be done in 3 yrs.

Austin has become a pricier market, so seeing BRRRR-ready properties in the $250K+ range is expected here.

One of the most important things you can do is set expectations.
