If that is the route you wish to proceed with I believe that would help you get your foot into the market with 1 or 2 SFRs and build some confidence underneath yourself.

I furnish a trundle bed, with a bed underneath available for a visitor. the apartments are already beautifully furnished and stocked for vacation rental activity, so it doesn't seem like a hard sell. this only works in a normal area that has some local demand for housing.

It would create a small pool on the wood floors and the tile in the basement directly underneath it would get wet as well.  

The padding underneath is in pristine condition, the sub flooring I could not view since it would damage the padding pulling it up, and the pile of the carpet are all brand new looking besides minimal wear and tear.

Also planning on correcting soil grading issue around the house, and possibly installing vapor barrier, but unsure whether vapor barrier is necessary.

They are paying to rent a spot on the soil.

It's garden level unit - actually a half way under grade with a crawl space underneath.
