I actually have been in groups that have traveled to both and it seems to be Broken Bow has popped up in more conversations recently.

Having some preliminary figures in mind can help facilitate the conversation

As a private asset based lender we often see loans that institutional lenders have turned down.  

Also, depending on your network from BPCON, see if anyone has connections to private lenders willing to do higher leverage, especially for strong deals like yours with a solid ARV.
