My lawyer suggests in a situation like this that I give them a notice that I am the new owner and that as of a certain date they owe market rent of $X,XXX.

In my area these are rare so they are difficult to set market rent, and I imagine get a lot of wear and tear with a lot of occupants living there. 

Another concern is after the two years, I still wouldn’t be lendable for most properties in my markets due to that lack of income. 

Go off the % allocated via the county assessor's determination of market value?

Although I did buy 37 doors in two props this fall  but its the first time i tried MF  and it was unique circumstances.   27 unit we bought for at least a million under market so turn around refi pull cash out and let me partner run it.. 

@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.
