I think we have come to a nice agreement... but nothing is for sure until the ink dries and the check is cashed or the keys are finally in my hand. 

One concern is that all the walls are plaster still and haven’t been dry walled so I’m sure a lot of what’s between the studs is out of date.

The material in the study textbook is SO DRY! 

I provide eggs, milk, assorted dry stores/snacks, coffee, and sometimes beer.  

Some keep the water in landlord's name and build it into the rent based on historic usage, and hope that water consumption is not too excessive over the historic usage.

You should be able to refinance 6 months after you bought the property.While HUD homes do sell at some discount, the foreclosure market is very dry in some areas.
