It's fun turning others onto this website and away from the little-value-for-your dollar gurus and so-called coaches all wanting to drain your funds.

It would help to be able to shadow someone a bit and see them interview a prospective tenant, call a plumber to go snake out a drain, or go to a real estate closing. 

This would easily offset your 150 drain and you would be able to keep the tax benefit as well.

The land is actually taking more of our time than the MH, making sure that the land drains well.  

Had the inspection done and there is clearly work that needs to be done in the $5-$10K range, incl some work around rotten wood, leaky pipes/faucets, holes in doors/walls, small amt of mold in bathroom, sump pump drain issues, bathroom fans routing into attic causing moisture issues...etc.  

I plumbed one outside spigot I knew would freeze but forgot to drain it one year, no breaks or leaks, great stuff. 

Otherwise many unhappy contractors, deals down the drain etc.I think my husband's personality helps me not to be a pushover..

A new septic drain field is not figured in rehab costs as of now. 

DJ,In any investment scenario, whether for buy and hold or flip, we always put in a drain tile system with a battery backup.
