I don't have any experience, but just reading "...interested in making quick pile of cash" would clue me into thinking it was some sort of scam. 

You will need a devoted checking account to serve your LLC and properties and you will need to pay taxes on the property from that account.No worries about fraud, there is nothing fraudualnt about an of it, it's only changes to the structure of things not hiding anything in any way.

I recieve many scam emails, that i could pick out instantly as half of them couldnt put a sentence together in english.one man has contacted me and sounds very upfront, blunt, and legit, but he is from a different state.. he offered me the loan at only5 percent??

I'd put myself in the average category in many ways, and have limited bandwidth to devote to it.

We had 6 pump stations and my buddy was working at another pump when a customer tried pulling a common scam - they'd tell you to fill it, or put in 20, and then say "I told you 10, that's all I have".
