Property managers are experts at selecting tenants and complying with all the regulations for managing properties.

If your tenant wants to remain in good standing with Section 8 policies they have to comply with the lease.  

You might just have one renter not complying, but they want you to have more than a few SFD's.  

I called the upstairs tenant to inform him that he needs to be quiet after 11 PM, and if he does get into an argument with his girlfriend, they need to take it outside or somewhere else.After doing this twice, I asked the downstairs tenant to record the upstairs tenant's stomping and yelling, as the next step is to give him notice to comply with the rules of the building.

I am looking at a property that is part of the "Neighborhood Stabilization Program" and it states "Before sending an offer Check the NSP2 Tables to see that the Buyer complies with the Family Size-Income requirements."

Hey Brian - although Mike didn't comply with your initial post :) , I would agree with him.

Regulations do not have the force of law, but laws are often made which comply with regulations.  

Check with your attorney for this and for how to comply with the code enforcement inspection since he changed the locks (presumably without your permission). 

If the tenant does not pay up, then I serve a legal notice to comply for both the violation and for not paying the fee.

-EmilyEmily, yes, you can ask for anything you want during the offer period, it is a legitimate request to see the rent roll prior to setting an offer price.As for cash for keys, you can do anything, as long as it complies with your Real Estate Laws.....
