Our rational is as follows:We can command $30 - $50 additional rent for en-suite laundry;It is a differentiator in some of our markets (not have coin-op in student rentals goes a long way);Installing the laundry ourselves ensures it is plumbed correctly with drip/catch pans (plumbed to a floor drain) under the washers;Providing the machines cuts down on the damage to the building of tenants moving machines in-and-out;Using high-efficiency units cuts down on water consumption;appliances are depreciated over 5-years (in Canada).

You'll never have a system large enough to offset all of your tenants consumption and even if you did you would have significant issues assessing usage by meter.That being said there are some other ways to deploy solar in a multifamily situation.

I recall the one looker who reeked of alcohol on his breath - don't light a match near him I thought; when his application came back there were 9 landlord tenant cases, and a foreclosure, and a bankruptcy ...Then there was the one who I handed in writing the criteria where my criminal requirements state no unadjudicated cases - and I specifically asked them to read and confirm that wouldn't be a problem.

So ideally I would keep the energy creation meter in my name and the energy consumption meter would be in my tenants name.If that doesn't work, my thought is to keep the energy bill in my name and then charge my tenants for the energy consumed every month, while taking the energy produced as cash flow.
