I am a newbie as well and so I don't have a lot of sage advice, but I think I have a couple gold nuggets to share.I think when you are starting out putting together a team is very helpful.  

I’m guessing most REI folks would say ditch the property but I am constantly being told by family, friends, and randoms that I should NOT sell my house… main reasoning being that owning a house is like gold in silicon valley and that I would not be able to afford to buy back in if I decided to move back.

It isn't simply throwing a couple dollars into a bag and then reaching in to find a gold bar.

If the one asking for an "investor friendly" agent has no experience investing but wants to buy their first gold mine, then "investor friendly" means something I don't have the patience or time to explain.HOWEVER, when an experienced investor is looking for an "investor friendly" agent, then the answer is simple.

If you and your wife don't mind a little inconvenience, like sharing a building with renters, there's gold in them thar hills!  

Till this very day i only did that one deal in real estate but for some reason my heart is telling me to go for gold.
