A deck that needs repairs will be around 7K -15K for a moderate size of deck.A house with ARV of 300+ would pretty much need a new modern kitchen and that will be around 17K to 20KSuch a house will have at least 2 bath,  with about 7K to 10K per bathroom.

So I have a good amount of equity in my home, and looking at property w moderate rehab (short of knocking down walls).

So I am operating under the assumption that this is worst case scenario,  and statewide will be more moderate  (if moderate could be used as a term for rent control) - so if we have to have it,   I'd rather it be passed statewide.   

DO SEO, work on credibility.Then send out a moderate DMM campaign in to get your first deal.This first deal is crucial.
