That's too big a gamble for 50.00....no matter if you're rich or poop....that's just crazy to take a potential tenants money like that up front when it's not a for sure deal.

I'm not too thrilled with Vt tenant/landlord laws... to me, they seem to favor the tenants too much.One property I bought in Springfield Vt, paid $19k spent about $16k on repairs so I have about $35k into it with an ARV of around $75-90k.

This just boils down to a question of ethics and integrity as apposed to the few dollars that may be saved today and the gamble that you may get away without and repercussions.  

I wasnt too thrilled about the old group, but I am excited to see what you have planned.  

To do otherwise is considered gambling, not investing.

First time working with an out of town investor so it was a bit of a thrill with the time crunch etc.

I'm willing to gamble on it but my partner investor is spooked by the tank. 

I know people who have bought duplexes and triplexes lately -- your competitors -- and are thrilled to bits, but they're not investors looking at their houses with investor eyes. 

It looks well taken care of and it's in an area we would be thrilled to live in.
