If the lead bails and doesn't go to closing, that's a risk the agent is expected to take (and will color their eagerness to buy anymore leads from you, so for repeat business you will want to make sure it's likely the lead will go to closing).From agent-to-agent it's a referral and the referring agent usually gets an easy 25% of commission for making a phone call.

I like trainer Brian Buffini's method of showing competence and character at the same time.One thing I used to send out once a month that people really liked was a nice half page size glossy postcard that had local events for that month listed on the color postcard side, and on the back side had a note from me with a paragraph about how the market was doing.

https://www.har.com/content/newsroom/Houston Real Estate Highlights in June:-Single-family home sales increased for the thirteenth consecutive month, up 13.6 percent year-over-year with 10,638 units sold;-The Days on Market (DOM) figure for single-family homes fell from 57 to 29;-Total property sales rose 16.9 percent with 13,090 units sold – the highest volume in history;-Total dollar volume increased 43.8 percent to $4.8 billion – a historic high;-The single-family average price reached a new record high, increasing 23.7 percent to $395,316; -The single-family median price rose 20.0 percent to $314,500 – also a record high; -Single-family homes months of inventory registered a 1.5-months supply, down from 3.0 months year-over-year and below the national inventory of 2.5 months;-On a year-to-date basis, single-family homes sales are running 25.9 percent ahead of 2020’s record pace.

Try and have them bid " apples for apples".1- Windows   , Vinyl, Low E.2- Six panel doors and no jambs but new trim.3- two tone paint, these two colors.4- New bathroom vanity, toilet, and remove old tile with new tile. 12' X 24".Etc , etc.Brent is smart and great article, I am just adding my point of view from a seasoned  Re- hab contractor!
