Hey @Timothy Jacobson, it's unlikely that you will find a rate cheap enough that you will be able to make a spread big enough to recover your costs in less than two years.* I say less than 2 years because that's when it would be profitable.

If the tenant’s noncompliance is willful,the landlord may recover reasonable attorney’s fees.Does this mean that a non paying tenant has 30 days to stay in unit after non payment?
