But I've also had something going on in my personal life that have brought me down a couple of days after Christmas... and That's also when I basically made a decision of cutting down my usual social events and fully focus on RE for now.

I like to keep between 6-12 months of reserves in the event of a catastrophe.

Can anyone recommend some good local real estate meetups, events, or conferences in your area that are worth attending as a vendor?

If you intend to assign the contract and you're tying up a seller and possibly forcing them into foreclosure in the event you can't assign said contract, that's unethical and potentially illegal if your contract is not drafted properly (proper disclosures regarding your intent).

Its best you go to your local REI events and build relationships with wholesalers.
