@Christian D.There are other ways to reduce your taxes besides becoming an S-corp. 

If someone lets say is looking for a lender for a hard to place deal are you going to refer to Lenders who are on your roster ? 

This is because the assessment limits reset to the new, current market value only upon purchase, making it less advantageous for homeowners to move.

you would need to make monthly payments to the seller during the rehab, just like to any other lender, and then if it were a rental, you would want the rent to cover the payments plus all other expenses.you'd also need to figure out how to pay for the rehab - either out of pocket, or finance it somehow. 

I don't think the two unit COA is that bizarre, you either have common areas to maintain via the COA or you have to do cost sharing on all expense by each owner sending in half.
