Areas we found water damage from worn and cracked drain vent boots on the roof. 

I've dumped  a TON of money into this subdivision all ready and don't want to see my profits go down the drain but also have little experience doing FSBO.

Then when they have to finally evict, all the months of being the nice guy goes down the drain anyway because now the tenant expects no consequences and asks the landlord how they could be such a mean, horrible person.Oh!

Upfront tenant education and drain strainers on all drains are a better approach. 

@Walt Payne I completely understand what you are saying and yes I have had to replace furnaces, roofs, main plumbing drains, etc....but at the end of the year I still come out very well.  

I've watched this company go down the drain and their level of service diminish year after year.

Then 1 month later I find out the main drain line to the sewer is all broken up and needs to be replaced because the sellers installed it themselves and did not do it right.

A simple google earth drive down the street will uncover that.I have 17 rental myself and if the homes have gutters, I will keep them if they are in good shape, but I have removed quite a few over the years as the house naturally drains fine and the amount of trees on the lot constantly fill up the gutters.

It was basically a turn key property but putting that much down drained my cash reserves and I had to wait to reload before my next purchase.

The washing machines are in the kitchen so the tenants put the hose to have the water drain down the kitchen sink, which is a disaster waiting to happen.
