There's been several times that I've stepped in it, or my daughter (17 months), who plays in the yard, has almost picked it up before we stopped her.There's nothing in the least about cleaning up the poop.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

All applicants are screened the same based on credit score, criminal history, landlord references, etc.

Plus, my work history is pretty slim—I only worked for a couple of months during college.I'm eager to do more, to explore new avenues of passive income, and to soak up knowledge like a sponge.

Hi @Brandon Rodriguez - We just had our second daughter so had to delay some of our plans since the wife wanted to focus our finances on her first before we moved forward with investing in converting a home into an assisted living home.

If I'm in your shoes, I would consider chatting with a couple of lenders to start off with mainly because your lack of income history would restrict you in terms of the financing you'd qualify for. 

But like you said, if they have a history of her paying...
