So we identify all those small items.But your inspector should advise you on the items they consider to be the most critical. 

That's why removal of affected items and deep cleaning of all surfaces is the first step and most critical.

There I have tenants that signed renewals this year of 2-3 years, after already being in their homes 3 and 5 years respectively.Property management is such a critical part of the long term success of your investment, and truly projections are not one size fits all.

Nobody should look at them as any form of training or education as a lot of things/steps are left out of the shows.Mostly, the critical tasks needed to be successful in flipping aren’t shown:- how to find properties- how to determine ARV- how to determine the budget NEEDED to rehab the house to meet that ARV- carrying and closing costs- TIME!!!!!

At certain times on critical projects, we're not above dropping the pen and just asking the tenant what they want.
