If you’re not a NAR member - for example a commercial broker - you’re not subject to NAR rules.That being said, what you post is more important than the disclosure.

This question is one that has been asked and answered like a billion times, but the search on here isn't the greatest.The short version is - unless you have cash to buy or are getting a DSCR loan or buying a commercial property, you aren't starting an LLC to put this in.

To find more deals: Develop a great business relationship with a stellar commercial agent and an mls agent that is a good negotiator.

If you want this to be your business, having access to the most capital at the cheapest rate is a necessity.

What I've seen work best is commercial, STR, MTR and co-living. 

Since it says you are new to real estate and sharing calculations, my experience is that a lot of new investors are spending a lot of time "modeling" and zero time actually seeing homes or multis or commercial properties in person.

In their mind, they just need some local knowledge and access to off-market properties.
