The fire was caused by an extension cord, coiled under a pile of clothes that was running a window air conditioner.The tenants have lived in the unit since 1994.

Water heater was old and developed a sulfur smell in hot water...affected shower and laundry.Replaced water heater (new).Tenant complained that water still smelled bad, so had her flush the bathroom, kitchen and washing machine lines to get rid of any bad water remaining in pipes.I sent her a $50 gift card for her trouble ( which she didn’t acknowledge until I asked if she’d received it.)Now she’s complaining that her towels and husband’s work clothes stink when wet even though they don’t smell bad when dry.This is a SFR in a fairly nice area in Midtown...I believe she’s hinting at free rent ($1288-) for a month or more.Should I even consider that?

We rebuilt the fence around the backyard & improved the yard as a whole by removing old clothes-lines, fenceposts, etc.

However, lots of properties where smokers live will stink even if they didnt smoke inside due to their clothes bringing it in as well as basically everything else.

I don't know if his family is going to travel halfway across the U.S. just to get his clothes. 6 of his co-workers are staying in a 50 yard radius of where the deceased was staying.

So this had to go to court so a judge could order that the social workers set up Trusts for the children and that the Trust could pay for incidental things, like clothing for the kids (who were actually adults).

The up and coming neighborhoods have the packed local coffee shop, a brewery recently opened, maybe the cool vintage clothes store, a cupcakery, etc, but rents are still cheap and typically therefore the properties are still fairly cheap.Whole Foods, at least pre Amazon when I worked in retail, and Starbucks look for high incomes, high college education, large percentage married type demographics and those are not the typical "up and coming" neighborhood.
