You mention COC and ROI, but your less experienced investors could take this advice (thinking that it is Gold) and lose a heck of a lot more than the x% they payout to a professional.

Capital improvements do not include the following as set forth in the regulations: correction of serious code violations not created by the tenant; improvements or repairs required because of deferred maintenance; or improvements that are greater in character or quality than existing improvements ("gold-plating" "over-improving") excluding: improvements approved in writing by the tenant, improvements that bring the unit up to current building or housing codes, or the cost of a substantially equivalent replacement."

These seem like a gold mind to me in terms of cash flow, but I see several of them in seemingly good condition languishing on the market for months when more traditional homes in the city are under contract within days.For example, here's one such house I'm looking at that is very common around here:Asking price: $52,000908 sq ft, 2 BR, 1 bathNo garage, small lot, siding/roof are <3 years old and mechanicals are <6 years old.
