These factors would include the numbers of properties that can be managed efficiently; the amount of capital their acquisition consumes (which is function of their down payment and financing terms), the quality and durability of the income stream they produce both in times of inflation and recession, their fiscal independence from government subsidies, and the time one must spend puffing out fires in order to continue to function.

A direct attempt at seller financing will result in taxes being recognized for the value of the carryback note (making the exchange less efficient).

It’s not time efficient .

I'm aware that K1's are usually accepted and viewed as ordinary income with 2-years returns, however I'm struggling to find a lender that can decipher the difference between a private investment that issues a K1 and a publicly traded stock such as Enterprise Products, Williams, or Energy Transfer Partners. 

Ha.. ya after an hour on the phone with Duke Energy my electrician shortened my path. 

To that end, it may be slightly more efficient at getting a first contact rate than other tools, as folks may be temporarily lulled into thinking they are being contacted by a human.

I replaced a furnace at a rental with in base model, I don't recall the BTU or efficiency off the top of my head, but it was $3450 so I would guess you are going to be upwards of $6500-8K depending on sizes.
