The fact that he expects $30k for 6 months on a 1.25-1.30 tells me that A) he's either borrowed in the MCA/alt funding/SME hard money space before or is aware of it and B) he's been turned down by the lenders he's already talked to.

@Daria B. those types of metrics will be treating both the cash from the 1031 and the cash from you as inflows.

@Mohsin Mazhar look into class A-/B 3/4 units these tend to have sufficient cashflow so you make money even after expenses.

Therefore the deeper pocket buyers can buy the best products and the buyers that have to buy on the b-r-r approach with little to no money will get stuck if and only if they can't stomach coming out of pocket on a bad tenant run like you said.

B ham is probably hovering close to 200k  by at the number or higher regardless of how the numbers flush.. this will generally get you were you have owner occ homes and better schools. in a city like B ham ( and I owned 50 rentals there at one time in the past) Schools are uber important in the deep  south.

If your plan is to operate an STR in CA, it is best to have a plan B in case the STR option is no longer available.Good luck
