Porcelain tile comes in 12x24 @ $2.50 sq ft with 2" edges that are about $3 foot....that also makes a nice countertop in a small kitchen (a gray or textured white travertine stone look would be nice) However the tile corners can be sharp and hard, so work better if sandwiched between drywall or cabinets if your kitchen is like that.

That's the risk you carry with a sandwich lease. 

The guy isn't out actively selling your home every day, he's sitting on his office playing on Facebook and eating a ham sandwich. 

There are plenty of people out there who'd love to help you for the cost of a cup of coffee or a sandwich. 

My initial niche focus will be on finding deals for sandwich lease options, options with the intent to wholesale, or owner-financing with the intent to rent out.

I install them myself & grab them on sale, so I think the most I paid was $200 plus $99 for isolator shutoffs & $100 for the venting tube.Admittedly during the cold winters we do get the proverbial cold water sandwich effect that I have somewhat isolated.However, at our 'all electric' Lakehouse I installed an electric unit $690 (11"x14"x6" & maybe weighs 3 lbs) that has performed extremely well & would certainly consider it for other properties.
