Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

We travel there when we can and bust out projects but winter is coming and reliable teams are hard to come by (not to mention the financial concern).

@Pete Schiebel check what a lot of your rent comparable properties are doing in the area, as that will dictate it a lot.

I am willing to do a bit of rehab if my agent can recommend a reliable contractor out there as well as a property manager. 

I strictly use them to trade into places I really want to go and I can never, ever beat the price I pay for a week as compared to normal rentals rates which are three to seven times higher per night.  

It also runs through Buena Vista and Elizabeth Park which are both different universes compared to Germantown. 

You can then compare what you're doing to the PMC and even use the PMC as an emergency backup as needed.
