We also have Hospitable configured to text message me if we don't have anyone there the night before a guest arrives with the canned message ready to go so we can just copy/paste to the guest that they can get in early.

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or refund the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account designated explicitly for future investments.

There is no paperwork on the planet where I would allow the current homeowner to live in the property after I buy it and also be renovating it.MY suggestion would be to push the closing two months until they are ready to move out, and tell them that.
