I am currently looking in the Pine Hills area, and am debating on going the multi or SFH route for buy and hold.  

Now if your floors have quite a few damaged spots, that definitely adds more time a bit of complexity to the job since you'll be doing carpentry.I have personally refinished about a dozen hardwood floors (both pine and oak) on properties that I own and have achieved really great results for a fraction of the price a flooring contractor would charge.  

He's going to do a lease & option / first right of refusal, and i'm looking to square him away with a good RE attorney or agent in the southern pines/pinehurst area who's familiar with NC real estate law pertaining to those transactions.

Albany's student area is the lower pine hills area.

Lebanon, Hampton, Quaker Valley, Fox Chapel, and Pine Richland are all outstanding school districts and while the homes are still a bit pricey, they aren't nearly as bad as Squirrel Hill.

I asked her why are you moving she said look at that tree over there I then noticed a big pine tree leaning way to much was going to fail fall right through the roof..

I do think saturation will be a problem in the coming years in the Smokys for non-view plain knotty pine cabins.
