I purchased an investment home under my personal name as my LLC had not been established yet, now wanting to transfer to my LLC.

Establish a relationship with them and learn their numbers and it will make it much easier to crunch numbers if they can not get out there right away and you need to make an offer.

Even if I only have 1 repair in 2 years, I will be ahead of the game. 

Has anyone established a company (llc or other) to manage your own properties?

All while slowly but surely putting more money in your pocket (or other properties) all at once.Real Estate is a long term game.

But they can't come to part with it and don't really trust handing it off to some PM to run it for STR that doesn't have "skin in the game". 

They are also playing games with prices, claiming that some increases are due to increased quality, so no actual inflation.

A few examples: -OneKey points that can be redeemed for some listings but not others-Certain photos being denied from upload with no explanation for why-Completely failed dynamic pricing tool that puts you in a catch 22 with your calendar At least AirBnb has their IT game in order and a modern and relatively intuitive interface with updated fonts, graphics etc.

Establish some "safeguards" to keep them honest and consistently check their work.

So the tradeline game is and will change.
