yeah....well after requesting to have my service disconnected I was told by the C/S Rep that I would be charged an additional month since I was canceling prior to 90 days!

But, for my units where I pay the water bill, I had the hose bibs disconnected.  

Allows to have one llc but each property can be segmented as its own entity so to speak.Kind of the best of both worlds (maintain one llc but each property is disconnected from the rest for liability, etc purposes.

This is the disconnect where sellers think with owner finance they can achieve this crazy price.

If at any time during the term of this Agreement Tenant abandons the Premises or any part thereof or any of the utilities are disconnected, Landlord may, at Landlord's option, obtain possession of the Premises in the manner provided by law, and without becoming liable to Tenant for damages or for any payment of any kind whatever DEFAULT.

If your game plan is backed by economies that are diverse, connected to and ALSO disconnected from the general economy, you keep a close eye on leading economic indicators as well as coincident indicators, those telling the story thru all of the noise, you should be able to avoid such drastic results. 

BTW, being in San Diego (like the OP), I'll echo what other posters have mentioned -- there's is a huge disconnect between our rents and our property values that make investing in rental RE here questionable (San Francisco Bay area & LA have similar issues).

The old one that blew apart had already been disconnected so this guy just picket it up and took it to the store he bought it at.

He replaced a brand new thermostat that I installed with another one and wired up the thermostat in correctly and disconnect the electric heat and put it on the emergency heat to make the inspector happy.
