This forum is not a place to discuss business its purely entertainment and I hate to say it Bigger Pockets is a place for people to get scammed.   

I am new to the aspects of real estate investing and now that i am unemployed i am devoting much of my time to learning and working towards closing my first deal.

@Chirag Patel@Chad JarrahDIG has a subgroup that meets on the second Tuesday of the month in Oaks, PA devoted just to notes. 

Banks are wise to the scam "POF off the internet thing".  

To be honest, I REI is not easy at all, especially on the creative side (because most sellers are scared as a result of scams and/or brainwashing by attorneys, CPA's, realtors and even churches!

I know this is what I want to do and am devoting a lot of my time in educating myself about REI.

There is a lot of room for scamming.

I am a retired military officer who can devote full time with my wife to this business.

Unfortunately this is uncharted territory for some real estate investors, and for this reason, loan scams are quite common in the financial services industry.
