Haha, it collects in a low spot near some exposed wiring on the corner of the house where the main breaker is located.

Its probably not a problem at the electrical panel unless there is nothing else on those circuits.

I wanted to do multifamily as well on my first deal, but I've found a SFH was a good ice breaker.

When screening potential tenants, do you consider low credit scores a dealbreaker? It's obviously a heightened risk, but how much riskier? Do you find that most with low scores tend to be more risk than they're worth?...

Do the fuse panels and breaker boxes look old?

@John FaradyI have an associates degree in Electric Utility Substation and Relay Technician which allows me to work for a utility or be a contractor servicing industrial computers that monitor and control the power grid in addition to many other things like testing transformers, circuit breakers, capacitor banks, etc.

We just spend nearly $50K in rehab which included a new breaker box, remodeled both bathrooms, retiled kitchen floor, retiled screened in porch floor, replaced cast iron plumbing with PEX and put in a french drain. 

Though I agree the distance to Braga is not the perfect scenario but it is not a deal breaker .

I don't want to make this a deal breaker. 

Going from fuses to breakers will see a high return but old breaker box to new breaker box has not done much for us in ARV but what is the strategy?
