I'm super sad that such a great idea and content is damaged by the quality of the leadership.

What can be done is switching to more risk averse investments (property quality, location and financial structure) during the later stages of a cycle.  

You may find a 3/2 of equal quality and same neighborhood one producing $100k a year in income the other doing $55k and then you know about how much having a pool will affect income.
