ben, i was not thinking of a larger/multi property. i was thinking in the box - low balling the next house since i would be paying cash for it (use the 70k of it for asking of around 85k).but that's a great idea. the only issue i see is that ~4plex is around $250k and i will have just enough for the downpayment. anything larger than a 6 would be commercial and they want 40% down, right?

I think it's amazing that a guy like me that has no business being successful (as I never really had that role model to show me the ropes) can find not only the information, but experiences of other professionals, the finesse to get it done right, and the balls to be persistent...excuse my French!
