I know for a while someone not so nice used the BTI on one site and I found out when some posters thought I had gone off my rocker and sent me PM's saying so on some other sites where I used BTI, so I hope that guy isn't the one I remind you of..

It looks like you live in California and for that state that is a low value so perhaps a not so nice property....ORYou are not the only investor the broker is putting into the loan and the property value is higher.

@kyle, yes, I know there will probably be some things that uncover themselves, but I'm working on only getting it under contract and re assigning it to a fix and flip investor, so thats where my estimates came from.

When I was looking a lot down there I found the El Mirage, which is very close to Surprise, has some not so nice areas.

So the water is back on (temporarily) and my plumber is bringing his crew out in an hour to start the job.My renters have been so nice and understanding about all of this. 

But they aren't always so nice on houses, but usually have nice cars.  

The area we live in is a very nice desirable area with very high taxes, but it boarders a a not so nice area where there is crime.

Good you asked as trying to sell as you suggested and it being uncovered later on could have gotten you in deep stuff, fraudulent sale of RE.
