They only have a private REIT product now. 

Just because a product is more expensive doesn't necessarily mean it provides greater value.

This is generally going to be a loan product for a long term buy and hold property. 

Elwin, in general, HELOCS are second lien position products.

TLDR; Finding landlords who are interested in arbitrage is a by-product of targeting the right landlords, creating a valuable offering, then putting in the work. - - - - - I have a portfolio of 10 arbitrage units in Phoenix and work with three landlords. 

If you were to refi, I'd consider going with an Interest Only product, increasing cashflow.

Location, location and location, REI is all about the product.

On the other hand, I cannot ignore the folks here marketing their DSCR HELOAN products; that number has increased.The underlying situation (obvious to you and me) is that there were historically low interest rates, followed by inflation and equity creation...and folks who want to tap into the equity without displacing their first mortgage. 

Does this product exist?

Being that this is a 6-family, I'd also find out if it is rent stabilized.
