Not something your going to run by semi professional or lenders that do this for a living I would not even give this 2 seconds of thinking this is a real deal .. far to risky and not enough return.

Without seeing the property hard to say but that rental rate seems high if it's a semi detached.  

correct. syndication just means group investment. group investment means you're selling a security. there are tons of different types of securities--single asset syndications, semi-specified, blind pools, etc.
