Have your AC guy go out in the Spring and clean it out, check the refrigerant levels, blow out the condensate line, make sure everything is in tip top shape.

On a condition moving forward, we add an addendum stating that refrigerator will only be used for food storage, and that I the landlord is not responsible for any special medication that requires refrigeration.  

The Kitchen cabinets are in the property, as are fans, light fittings, bathroom sink... the biggest expense would be a refrigerator and hot water heater .and flooring in the bedrooms.

One property we went into I had the sinking feeling something was missing in this 2/1......Then I realized the tenants had no refrigerator or stove.  

In terms of making the basement rental more attractive, I plan to add simple kitchen (electric stove/oven, cabinets, dishwasher, refrigerator) and washer/dryer.

My opinion, eliminate and let them choose the color and price of the refrigerator they want.

No screen/storm doors, no dishwashers, no garbage disposals, no ice makers in refrigerators, no ceiling fans.Gail

All it takes is one person venting about not having a smart-linked digital refrigerator to go from helpful comments to residents trash talking the property and/or each other. 

Could also be a cause of utility disruption for service, make sure the electric and gas and will be OK because otherwise refrigerated food will be an issue you may have to cover also.As long as red Cross is covering housing for interim. you won't have to pay hotel costs.And as mentioned earlier check your insurance, call your agent so he knows you might have a claim, you may have damages that have not yet been apparent, and could have a loss rent cause,, just depends on your deductible.. 

@Meghan McCallum that coverage for spoilage of food in the freezer/refrigerator due to a power outage is included in our Allstate policies in Illinois without a special rider, the caveat is that the deductible must be satisfied first before insurance pays so make sure your tenants don't pick the highest possible deductible to lower their monthly payment.
