Is there an out for the home owner to sell or bac out of our pending purchase?  

Hi Anna,I would tell them that you'd let them out of the lease pending they find another qualified tenant in their stead, and meanwhile you should hire a listing agent to market the property to show to potential clients.

My duplex is scheduled to close in 2 week & I don't foresee any problem with the loan.  Can I go ahead taking tenant application & start credit & background check?  I appreciate any information on this topic.

When you are zoomed all the way in, you are only looking at what's going on this month, which tells you a lot about how many houses are sold in specific price ranges and/or how many showings sellers received, and how many listings pended, which tells us about current demand and foot traffic.

Does the active (p) just mean that its pending and i shouldnt waste my time?

Forever home is pending our child finishing elementary, which would mean 3 more years of waiting to invest.

The tenant says he accepted the screening request, but in SmartMove it still says pending acceptance.
