My tenant kept trying to bring up housing code violation, no heat for a few days, gas leak etc etc with bogus documents, literally tried to make it seem like its the most unsafe and hazardous apartment he lives in.. yet its a brand new apartment. 

We have used self created spreadsheets but this year our CPA recommended using something like Quickbooks because it is an acceptable, GAS I think is the term, form of record keeping in case of an audit.

Also can i recommend separate gas and electric meters for any adu.I am local to you, but that time won’t work for me.

Don't forget to bake in the cost of utility connections and meters (water, sewer, gas, electric) as well as permits.

If not, give a little white lie that you guys had a gas leak, a flood, a burglary etc. where you don't feel comfortable renting to them and are willing to give back their deposit. 2.

It is a build to suit and the tenant is a publicly traded company in the oil and gas space.
