I often wonder if the remote location (20 minutes up the mountain) is a turnoff and travelers are starting to prefer motel-like accommodations that are close to the main highways.

Nobody can sell your services as well as you can, mainly because people, especially when trusting a large investment, like speaking with the owner.Also as eluded to above, what is your experience? 

We mainly use it for laundry but don’t use it much otherwise.I wonder possibilities of doing STR for winter since I live very close to ski resorts.

what are the main "gotcha" that I should be on the look out for?  

A place to sleep, shower and shelter a bit, while not doing all the outdoor stuff that are the main attraction anyway.I particularly see the appeal if tiny homes can be added to the land of an existing property.

Just last night I was having a hard time finding rent data on a smaller market and Googled *town name, apartments for rent, and got a few listings that weren’t on the main sites.

. - Usage-Based: I've mainly seen hardware solutions here like plug sensors and electrical sensors.

BUT when the market in high appreciation areas like San Francisco and NYC tanked, mainly due to work from home and high interest rate, I sold my lesser locations in 2021/early 2022 (still a market high, even in my market San Francisco) and kept the best locations debt free.I could easily leverage again now, but I don’t think we’re going to have the strong appreciation runs that we have had since the mid 1990s.
