Studying the market and looking to put things together to begin investing there.

Hard money (multiple lenders such as Easy , Griffin, etc) all quoting barely 80% of purchase price so I will still have to come in with 20% (deal limiting if I am also putting all the money in for rehab).

There are a lot of studies on this but it is not the immediate response from professionals whose business it is to document all the ifs and and buts of a partnership and to  problem solve for the inevitable problems.

I am just looking to find the most efficient, seamless, and breakeven/limited funds owed option in all of this at closing.

Did you do traffic studies and population analysis to verify the potential of the storage for your area?

You will wonder why you didn't move them out in the first place and bump up to market rate.I recommend studying your market to determine a fair rate.

Much Better weather which helps limit some of the wear and tear on homes.
