If it's a home-run and you want the place then a simple letter to them apologizing for the misunderstanding and recognizing how much of a nuisance it is to have your home traipsed through by investors (especially during a pandemic) is.

I apologize for the jumbled up thoughts, but here are the questions we have:Would it be worth doing a cash out refinance on the first house to start planning to get our next rental?

I'd get this report updated once you have a better idea of actual averages (apologies if this is using actuals and kudos on getting that bill so low) so that you have a better idea of your "real/actual" cash flow over an estimated.I'm frankly not sure which of your exit strategies I'd consider as I have no experience sell-side.

After a back and forth he said if something was misrepresented then it was unintentional and he apologized and asked for an opportunity to make it right.His proposal to make it right is he will reduce the outstanding balance by 9K to bring it to 45K, and he will loan me the 6K difference between the 39k the bank will loan and the 45k outstanding.
