The winters can be harsh but beautiful.

For landlords in areas with harsh winters, what is the one single most importance piece of property maintenance should you start planning now for the fall to prepare for winter?

My wife thinks I sometimes filter out lower class people too harshly.

My favorite is the city inspector had to come back again to complete approval because the first time the HVAC didn't have a tiny little lockable cap that supposedly kept people from getting high on the chemicals inside the HVAC.

Stark black trim tends to be a little harsh, Peppercorn is a dark charcoal color that will add a little more softness while still achieving the main goal of contrast and avoid any harsh/cold tones!

I struggle to to balance my comments of nice response vs. harsh reality.
