I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?

There was an article published in Sept 2024 that showed the average consumer would save over $10,000 by working with a broker vs a direct lender over the life of their loan.

That said, if you only have a few "residential" rental buildings, most direct carriers can get you pretty low deductibles on their stand-alone policies (State Farm, Allstate, Farmers, Nationwide, etc.). 

It should be pretty accurate - high level data sites are not always going to be perfect, but should always be directionally correct and AirDNA has a pretty strong track record. 

Legitimate lenders may charge a small application fee (around $250) to verify you’re serious, but if someone’s asking for thousands with no real intention of closing, that’s a huge red flag.On a more positive note, there are creative financing approaches out there.

Focus on strategies that align with your needs, like turnkey properties, build-to-rent options, or small multifamily buildings, especially if you prefer less hands-on management.

For instance, if it's a small portion and you indicated during initial intake/application that electrical is updated they wouldn't have any way of knowing.
