In my opinion, you'll learn a lot from the PM just as a person and how they conduct themselves in speaking with you.

I've already had 2 conferences with the city council and Dir. of the Economic Development.

They are not as frequent as it was in 2013 when I started, but I'm not conducting as much outreach as I did in 2013. 

Obviously, I will be conducting my house flipping business under a different LLC than my rental business.As for your current situation, I personally would sell the house for at least the appraised value or the value that your real estate agent came up with during their CMA.

If you buy a rent-ready (or darn close to it) property and get decent tenants, that will let you learn what you really need to learn as a newbie in terms of the fundamentals- running numbers, conducting due diligence, managing tenants (or property managers).

If you do flips, that would save taxes, but flips are better conducted via S-corp and there is no way to specially allocate income high earner.
