Well, to some extent the tenant is responsible - with the caveat that a bathtub should have a working overflow connection to prevent such a scenario.

Dog poop everywhere, pest problems, water damage, missing window screens, missing toilets, cracked bath tubs, the list goes on and on ....when you are at your lowest and want to sell, local investors will offer you $5-10K but now you are $30K in the red.  

Like, whats the best color to use, or one piece standup showers vs bathtubs, or colored tiles, appliances, cabinets.If you have a streamlined system or a formula that always yields good results, would you mind sharing it with a beginner investor?

In my very cheapest low-income apartments, I have tile surrounds with cement board underlayments that I have built with my own two hands around enameled steel bathtubs I have put in myself.

SO I have many but will list 3.1) My brother and now business partner was under a kitchen sink fixing a leak and the tenant began smoking crack in the kitchen with his friends. 2) Bathtub full of diapers. 3) My brother and I had to replace a main drain line in a house.

There was an entire bathroom dedicated to the cat where the bathtub was basically his litter box that hadn't been cleaned in a decade.  

My contractor offered to install 2" longer vanity and it leaves 28" between the vanity and bathtub.

I can expand it to put in a bathtub, but the renovation will certainly cost me.  

My first thought was to change the bathtub at least to a white or some other color.
