we are setting up two OZ funds and would love to talk about what you've found. one is for land development and is more active the other is passive real estate ownership of extended stay. all are ground up. 

To minimize taxes, ensure all deductible expenses—such as materials, labor, and loan interest—are properly documented.

Tenant pays all utils except water.  

I did trade in land though but they were all quick flips so not really investing more like controlling my own inventory.. 

I don’t generally buy into those as saving all this money, but I’m wondering if others have an experience or perspective? 

I am new to this all and need allies.

Hey @Brett Baker, generally, any place with a great water view or directly on the water will bring more revenue.Of course profitability will all be based on purchase price and prevailing nightly rates in the area.If you find a cool 2/2 or 3/2 right on the water with a great view for 1.5m or a 2/2 or 3/2 house a block away for 600k, then I would look at the house over the condo.
